Crown Estate launches contractor hunt for £72m Mayfair job

The Crown Estate has launched a two-stage procurement process to appoint a main contractor for redevelopment works at 56-64 Conduit Street and srcsrc New Burlington Place in London’s Mayfair.

The contract will be awarded on a design-and-build basis, with the successful bidder initially engaged under a Pre-Construction Services Agreement to develop the technical design through RIBA Stage 4.

A secondary appointment will follow for delivery of the construction works, according to a tender document from the Crown Estate.

The job is valued at £60m excluding VAT and is due to run for almost two years from 2src July 2026 to 29 May 2028.

The Crown Estate is following a competitive flexible procedure with three stages. A conditions of participation assessment, which closes on src6 January, will be used to determine eligibility.

All bidders passing this threshold will be invited to the first of two competitive stages.

Stage one, expected to begin on 26 January, will evaluate bidders’ responses to a pre-qualification questionnaire on technical grounds.

A shortlist will be drawn up ahead of stage two, scheduled to begin on src3 April, which will assess detailed technical and cost proposals.

A successful bidder will then be selected for pre-construction services as part of a two-stage contract, the Crown Estate said.
